show you all the houses and Condos that meet the
criteria YOU specify, whether an owner lists the houses by
a real estate agency or sometimes even privately. At
the same time Rich and our other agents, as
your BUYERS AGENT will give you an objective opinion about
whether a home is right for you or not. Since your
BUYERS AGENT is working only on your behalf, We
will only reveal to the seller information that will
benefit your bargaining position. Then, once you
have found a home that you want to buy, We
will research the market, the seller and the property
history to make sure you are not overpaying, and that
there are no hidden complications or problems. The
net result? You get the house you want and in many
cases pay less for it than if you used the Listing Agent
or NO Agent, and certainly not more. Just as
important, it cost no more to use a BUYERS AGENT. That's
because the commission on a property is actually two
commissions: normally one-half to the selling or listing
agent (possibly more), and one-half (possibly less) to the
buyers agent who would be us. As you see
this is at NO COST TO YOU THE BUYER! Our
services as a BUYERS AGENT are FREE to the Buyer. We
DO NOT CHARGE AN OFFICE FEE, PAPER WORK FEE, OR PROCESSING
FEE to the buyer - NO BUYER FEES from us. Why

Why
doesn't every house buyer use a buyer's agent?
First, buyer's agents are a relatively new class of agent
and most people just don't know they exist. Others are
still learning about the advantages of using a buyer's
agent. Second, the traditional seller's agent is not about
to recommend an agent who will actively work to reduce the
final price of the house. Thirdly, if the Listing Agent
sells the house, that agent receives all the Professional
Fees (Commissions) negotiated from the property seller.
When you SIGN US as your Registered
Buyers Agent, you pay NOTHING for the service. The
Seller's Agent/Property Owner pays for my Professional
Fee. You can cancel at any time that you are NOT
satisfied with my service by putting it in writing. You of
course, can cancel at NO CHARGE!
You
should know that we at Gulf Beach Realty Inc. Are also
Listing Agents , Sellers Agents , and in some
commercial Transactions Dual Agents. Legally in
Florida most of the time we are a
Transaction Agents which means we
are NOT a single agent representing one side or the other
but an agent that assists with the transaction.
Please discuss this somewhat technical agency with us when
you first contact us. We provide a written
description of this and ask you to sign when you are first
introduced to us at the office.
